Please allow me to share a little background about who we are and how we are very different than other custom homebuilders.

My name is Mack Davis, and I am one of the founders of Blackoak Homes. My wife and I chose to build our “forever home” here in Republic Grand Ranch. We have been living the dream here for over two years now, and I am more than happy to share firsthand experience about everything from utility bills, trash pickup, schools, and anything else you could possibly think of. We look forward to welcoming you into our Blackoak Homes family and as neighbors in Republic Grand Ranch and The Estates of Texas Grand Ranch!

Some builders offer monthly seminars about their building process, however, we believe in a more personal approach. I personally conduct one-on-one new customer meetings to provide all the information you will need to make good decisions. We offer complimentary property assessments and create custom budget worksheets for each customer, and we can answer any questions about the build-on-your-lot process.

Some of the topics covered in our initial meeting:

• Overview of the building process and timelines.
• The estimated costs of your particular project: land cost, build cost, and site development cost, are the three components that make up your total sales price.
• Features and benefits of our generous standard features versus the cost of upgrades, the lowest price per square foot does not necessarily equal the best value.
• Addition of outbuildings (shops and casitas) and pools; the things you need to know in the planning process.
• Site development costs and the variables involved; this number can vary greatly from lot to lot and by decisions you make regarding home placement, tree clearing, and other variables.
• Energy efficiency features and why Blackoak Homes is one of the most energy-efficient builders in the industry. We can talk for hours about this topic alone!
• Introduction to the lending process and VA loans. We have been an approved VA builder for many years and love our veterans and law enforcement, many of whom are current Blackoak Homes customers.
